Using the law to create affordable housing for a more sustainable Nevada.

Transforming Neighborhoods

With GKA’s methods of acquisition for abandoned and blighted property, we have shown a consistent track record of success in rehabilitating real property assets. It’s done even quicker than a traditional tax sale or the abatement processes typically used by the city and county. This saves precious city resources, reduces code enforcement spending, and allows Fire and Police to attend to real emergencies.

A Modern Approach

While the laws used to assist these acquisitions date back to the 1800’s, their application revitalizing abandoned and blighted single family residences have been just short of revolutionary. This now creates an asset for the city and county rather than a constant tax dollar cost. Section 8 and our Charities of Southern Nevada gain access to much needed affordable housing, while still creating jobs and improved neighborhood standards without gentrification.

Our Litigation/Acquisition Methods

Adverse Possession

While considered aggressive this is a very legal and highly neighborhood beneficial service GKA offers. See the NRS statute below-

NRS 11.150  Additional requirements for adverse possession: Occupation continuously for 5 years; payment of taxes.  In no case shall adverse possession be considered established unless it be shown, in addition to the requirements of NRS 11.120 or 11.140, that the land has been occupied and claimed for the period of 5 years, continuously, and that the party or persons, their predecessors and grantors have paid all taxes, state, county and municipal, which may have been levied and assessed against the land for the period mentioned, or have tendered payment thereof.  [1911 CPA § 18; A 1937, 26; 1931 NCL § 8517]—(NRS A 1957, 321)

Probate Creditor

GKA very often purchases associaton debt and other real estate or consumer debt. In the event we are a creditor of your deceased loved one we may contact the next of kin to make you aware of our intent to file or that we have already filed a creditor probate.

Direct Purchase

Very often Heirs and those who hold an interest in real property choose to sell to us so they do not lose their asset to foreclosure or other legal action such as bankruptcy sale. You should absolutely consult an Attorney if you choose to sell us your interest as we are not Attorney and do not offer legal advice. We are a Real Estate investment firm.

HAVE YOU RECEIVED LEGAL SERVICE?

GKA offers very favorable settlement terms for our litigants and our hope is to work together through this process with ease. While we are not a law firm, nor do we offer legal advice, feel free to reach out to us if you have any questions.
